Assessor’s Office mails property renditions

Sequoyah County Assessor Brandy Dobbs has announced that Personal Property Renditions were mailed out to Sequoyah County residents beginning Jan. 2.

Dobbs says if any renditions are not received by her office on or before March 15, a mandatory penalty will be added to the taxpayer’s personal property account.

“If the postmark on the envelope is on March 15, it will not be counted as late,” she says.

However, after March 15, Dobbs said a 10% penalty will be added. After April 15, the penalty will increase to 20%.

Dobbs also said the filing period for all exemptions will be from Jan. 1 to March 15.

The base homestead exemption allows for a $1,000 exemption from the current assessment value. This exemption is available to any taxpayer on their primary residence.

The double homestead exemption allows for an additional $1,000 exemption from the current assessment value, and household income guidelines apply.

In 2024, House Bill 1009 raised the additional homestead gross income from $20,000 per year to $30,000 per year. If a resident’s household income is less than the $30,000 per year, they may qualify for the double homestead exemption.

The senior valuation exemption is available to any taxpayer who is 65 years old before Jan. 1 of the current year. Household income guidelines apply as well. Taxpayers must make less than $66,500 per year.

Some taxpayers may qualify for multiple exemptions based on age and household income. When applying for an additional homestead or senior valuation, proof of income is required.

Mobile home personal property exemption of $2,000 may be available for taxpayers age 62 or older if household income is less than half of the HUD median income.

Filing period for all exemptions is Jan. 1 through March 15.

A veterans exemption is available for taxpayers who are 100% disabled. Application for this exemption can be made at any time.

The only stipulation is that they must have qualified for the base homestead exemption. Veterans must provide identification and a letter with raised seal.

The Visual Inspection Area for 2025 will be 8,633 parcels in the east part of Muldrow, Roland, Moffett and Liberty to the Arkansas border.

“Please be kind to the deputies,” Dobbs says. “They are only doing their jobs.”
